Marc Morin


Marc Morin is co-founder of Koble Commercial Real Estate & Brokerage. Over the past 12 years, the partners have focused solely on private investors with Marc specializing in commercial real estate and investment sales.

Marc has spent more than 16 years building his knowledge and expertise in client relationship management, business development, market analysis and finance. Marc possesses an innate ability to connect with people and to see situations from the perspective of others. This ability has enabled him to maintain the confidence of his clients and colleagues, and to build a vast network of long-term business relationships in the commercial real estate industry and in the community.

Prior to founding Koble, Marc spent five years with District Realty Corporation, achieving an exceptional sales record and helping his clients attain their goals in the acquisition and disposition of commercial real estate. Before joining District Realty Corporation, Marc spent five years with Colliers International as a Sales Representative where he was involved in some of the largest office leasing projects in the region, working with tenant clients such as Adobe Canada and Mitel, and with landlords such as Morguard Investments and Lasalle Investments. During those ten years, Marc was recognized as a top producer for his strong track record and his wholehearted commitment to his clients’ success.

Marc’s 12 years of experience in commercial real estate sales and leasing in the greater Ottawa area, his successful long-term partnership with his co-founder Graeme Webster, and his concern for his clients and his community, have laid the foundation for client success. Marc utilizes an evidence-based approach to valuation and marketing, defined processes to ensure compliance and transparency, and an “outside the box” creative approach to solving problems and to developing win/win solutions.

A natural extension of Marc’s inherent ability to connect and guide people in the business world, are his community activities and volunteer work. He has spent many years working in various volunteer capacities for local organizations such as the Royal Ottawa Hospital Foundation, Finance Committee and Table Captain; The Ottawa Hospital Foundation, da Vinci Robot Fundraising Committee and Table Captain; the Ottawa Regional Cancer Foundation, Ultimate Race Committee; First Place Maternal Health Options, Board of Directors; Metropolitan Bible Church, various roles; and the Ottawa Real Estate Board, Commercial Services Division Council (Elected).

Marc graduated with a Bachelor of Commerce degree from Dalhousie University, Halifax, Nova Scotia, Canada.

Graeme Webster


Graeme Webster is co-founder of Koble Commercial Real Estate & Brokerage. Over the past 12 years, the partners have focused solely on private investors, specializing in Ottawa-based commercial real estate and investment sales.

Graeme has spent his career following his passion for all aspects of the real estate industry. He loves building new relationships within his network and with clients. He puts clients at ease immediately through his intuitive understanding of their situation and their goals. Graeme invests deeply in his client relationships and is relentless in pursuing and finding the right solutions and delivering on their objectives. As a result, the majority of his client base is composed of referred and repeat clients.

Through his determination and dedication, coupled with his methodical execution of tailored strategies, Graeme has been successful in creating and preserving wealth for clients through commercial real estate investments. He has assisted institutional clients, private investors, syndicators, business owners, and not-for-profit organizations with commercial real estate investments, leasing and site selection.

Prior to founding Koble, Graeme spent five years with District Realty Corporation in commercial real estate investment, completing over $200 million in transactions on behalf of clients. He has worked with institutions selling large commercial assets to high net-worth professionals and private investors, successfully finding off-market deals to meet their passive-income and retirement objectives. During his tenure at District Realty, Graeme completed 70% of commercial investment deals for clients by sourcing unlisted properties. Before joining District Realty, Graeme spent his initial five years in the industry with Colliers International. First, he managed the research department, then he worked with clients such as Healthcare of Ontario Pension Plan on site selection for one of Ottawa’s largest industrial developments, and Hydro Ottawa on site selection and the strategic planning of their future real estate portfolio.

Graeme’s strong relationships with clients and involvement in the local community have led to his working with organizations such as ICSS Innovative Community Support Services (past board member), and the Queensway Carleton Hospital Gift Giving Committee (current board member). Graeme’s dedication to these organizations has helped to raise and secure donations for the communities he serves.

For his leadership, business acumen and dedication to the community, Graeme was the recipient of the prestigious 2016 40 Under 40 Award. This is one of the most sought after and distinguished business awards in the National Capital Region.

Graeme graduated with a Bachelor of Social Sciences degree with a Specialization in Economics from the University of Ottawa, Ottawa, Ontario, Canada.

Sarah Vandenbelt


On behalf of the Koble team, Graeme and Marc are thrilled to announce that Sarah Vandenbelt has joined our brokerage team!

Coming from a real estate family and growing up around the business, Sarah has grown to love and thrive in the industry. She has focused on building meaningful client relationships and serving their real estate related business requirements.  As a result, she has become a trusted advisor to many private investors, business owners, and non-profit organizations. Sarah’s positive attitude and diligent approach enable her to seek out the right solutions to achieve her clients’ objectives. Over the past four years, Sarah has focused on both sales and leasing in commercial real estate throughout the Ottawa area.

Sarah spent the past four years successfully serving clients in both sales and leasing mandates with Facilities Commercial Realty in Ottawa, and we are looking forward to having Sarah continue her focus on commercial brokerage with us at Koble. During her time at Facilities, aside from working with tenants, she also had the unique opportunity to work directly for an active investor and property manager, enabling Sarah to learn the industry from both a broker’s and owner’s perspective. This experience will be invaluable in managing Koble’s lease listings, as well as all owner/user driven projects, both vacant sale listings and working with buyers.


A natural leader with a people-first focus, Sarah has made it a priority to get involved in her local community. She has had the pleasure of working with organizations such as The Dementia Society of Ottawa and Renfrew County (current committee member), Carefor Health and Community Services (former committee member), and Habitat for Humanity (Women’s Build Team Member). Sarah is also an active member of BOMA (Building Owners and Managers Association) as Board Member and also serves on the Women at BOMA and Emerging Leaders committees.

Sarah graduated with a Bachelor of Arts degree with a Specialization in Communication from the University of Ottawa, Ottawa, Ontario, Canada.

Jessica Thalen

Operations Manager

As Operations Manager, Jessica Thalen is accountable for the systems and processes that shape the client experience at Koble Commercial Real Estate & Brokerage.

Passionate about client service, Jessica takes an analytical approach to finding solutions before problems arise. She loves to analyze and predict; thus, she anticipates changes or challenges and deals with them immediately. Jessica also actively engages in seeking out new systems and technology that will enhance Koble’s service delivery, while looking for ways to provide the highest level of service to all clients.

Jessica works with the client from start to finish. She has streamlined the listing process, gathering the information required to market the property successfully while ensuring transparency and compliance with the Real Estate Council of Ontario (RECO). As a licenced sales representative, Jessica manages real estate transactions for both Buyers and Sellers. Her attention to detail during due diligence inspections provides a consistently favourable result for Koble’s clients.

Before joining Koble Commercial Real Estate & Brokerage, Jessica spent three years with Coldwell Banker where her responsibilities included managing listings for more than 150 agents and assisting with transaction accounting. Prior to commencing her career in commercial real estate, Jessica spent one year in South Korea teaching English.

Jessica graduated from Carleton University with a B.A. Honours in Law and History. After graduation, Jessica worked for the Federal Government while completing her Master of Public Policy and Administration at Carleton University, Ottawa, Ontario, Canada.

Stacey Hayman

Listings & Marketing Coordinator

As Listings & Marketing Coordinator at Koble Commercial Real Estate & Brokerage, Stacey Hayman is the first point of contact for clients and she also oversees all marketing initiatives.

Dedicated to providing the highest level of client satisfaction, Stacey is conscientious and responsive. Clients can expect immediate responses to any and all questions, which enhances the quality of their experience.

Stacey implements all processes and systems that streamline communications between clients and Koble Commercial Real Estate & Brokerage. Whether it’s during the buying or selling process, her determined pursuit of every lead and question factors into the success of Koble’s clients. Stacey plays a key role in marketing properties and in providing clients with up-to-date and accurate information.

Prior to joining Koble Commercial Real Estate & Brokerage, Stacey lived in Nova Scotia and attended St. Mary’s University where she studied English literature.
