We gather all the information we need to analyze the financial aspects and other pertinent details of the potential deal. If the fundamentals are strong and in-line with your objectives, we develop a customized investment thesis and offer submission strategy.

Before officially making an offer, we craft an agreement of purchase. This gives you the ability to exit the deal if we discover anything that negatively impacts the opportunity. We then execute our offer submission strategy so everything runs smoothly and according to plan.

Our offer will either be accepted, countered or rejected because a) the seller has decided that the property isn’t for sale at this time, or b) because our offer was too low. We then go into a negotiation phase in order to get you the best possible deal in terms of price, timing, and conditions.
Due Diligence

Once terms are agreed upon, we submit a refundable deposit and our due diligence process begins. This can take up to two months, but every minute of that time is spent poring over details and triple checking everything is as expected. This step is designed to identify and mitigate risk and uncover any additional value that may be hidden from plain sight.
